We are seeking a highly motivated Maintenance Technician to join our awesome team here at Village on University, IL.

The overall objectives for this role will be to ensure all assigned maintenance and services activities are being addressed in an organized, high quality and efficient manner, while providing top notch customer service.
The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.
What will you do? Exemplify the core values of Be Kind, Be Flexible, Own it and Always Improve Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects Maintain good rapport with current and prospective residents Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures Complete maintenance requests in a timely manner and document time, expense and results Regularly assess the property for safety and preventative maintenance opportunities Maintain and secure a spare parts inventory including basic maintenance hand and power tools, recommend purchasing of maintenance equipment and supplies as required to improve processes and efficiencies Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergency situation Comply with all OSHA regulations and any applicable laws regarding health, safety or environment Pivot, roll up your sleeves, and jump in where needed! Plus, the process is rewarding, and the results are great for your career Requirements: Who you are - We’d love to hear from you if you: Have a High School diploma or GED Have at least 2 years of maintenance experience, preferably one year in the residential maintenance, property management or real estate industry Valid Driver’s License with at least 2 years of driving history and the ability to successfully pass MVR background requirement accordingly to company insurance driving policy Willingness to train new team members and gain certification EPA 608 Training or willing to obtain within 6 months of employment HVAC Certification, preferred Are comfortable using property management software (e.

AppFolio, Yardi, Buildium) Are proficient with mobile applications utilization (e.

Availability to work longer hours and weekends during prime leasing season and turnover Ability to arrive to the property within 40 minutes for emergencies when on call Availability to be on-call and assist in after-hours emergency situations Must be able to complete the physical functions of the position including but not limited to lifting 50+ pounds, twisting, turning and bending and standing on feet for long periods of time.
Physical Requirements: Frequent changes into/out of personal protection equipment Exposure to air/water pollution, routinely lifts, carries and routinely lifts, carries and moves materials weighing 75+ pounds Must be able to ascend and descend ladders, scaffolds, stairs and work in confined spaces and in proximity to loud equipment The ability to communicate information and ideas so others will understand.
Must be able to exchange accurate information in these situations The ability to observe details at close range (within a few feet of the observer) Ascending or descending ladders, scaffolding, ropes, poles and the like requiring the use of both feet or legs and hands or arms Driving is the operation of a motorized passenger vehicle or other vehicles such as tractor trailers, buses, equipment (e.
